On the waterfront side, listings have spanned Buck Lake, Indian Lake, Clear Lake, Upper Rideau Lake, Whitefish Lake, Long Lake, Westport Pond, and Bobs Lake, covering everything from deep-acreage estates to compact 3-season cottages and vacant building lots. Off-water, the spring season brought country homes, village properties in Westport, multi-generational setups, and accessible entry points like the Wolfe Springs fractional villas. The variety has been notable: there has genuinely been something for buyers at most price points and lifestyle intentions this spring, from under $50,000 for fractional ownership to over $1.7 million for a landmark Buck Lake acreage.

Sales Have Been Moving

Several well-positioned properties have sold this spring, including a Viceroy home on Bobs Lake, a 20-acre eco retreat near Kingston, a Buck Lake cottage on Smith Lane, the long-anticipated sale of the Kismet Lane acreage on Buck Lake, a waterfront home on Loon Lake, a red brick village home in Westport, and most recently 9889 Perth Road south of town. The Broader Market Context Heading into Summer

At the national level, the Bank of Canada held its overnight lending rate at 2.25% in late April, marking the fourth consecutive hold. While that stability is broadly positive for buyers, inflation ticked up to 2.4% in March, driven largely by higher energy prices tied to global tensions. Fixed mortgage rates have already begun edging upward in response to bond market movements, and the Bank has signalled that further cuts are unlikely in the near term. The next rate announcement is scheduled for June 10th.

Royal LePage president Phil Soper noted that "for buyers planning to enter the market this year, securing a mortgage pre-approval sooner rather than later is a prudent step." That advice resonates particularly here in cottage country, where competition for well-located waterfront properties tends to pick up sharply as the season turns and buyers move from browsing to buying. Nationally, the aggregate home price declined about 2% year over year in Q1 2026, though the quarter-over-quarter trend was essentially flat, suggesting a market finding its footing rather than continuing to slide.

For the Rideau Lakes region specifically, the fundamentals remain strong. Inventory is present, prices are realistic, and the lifestyle appeal of this area is not going anywhere.
